We design buildings the way a writer edits a sentence, by taking away, until only what is necessary remains.

Blocco25 is one accountable studio for architecture, interior design and construction. We draw the first line, specify every material, and stand on the site until the keys turn. There is no sub-contract chain between the intention of a project and its execution.

Our work is quiet on purpose. We are commissioned by clients who measure a home in silence, not square feet, and by operators who understand that a building is a fifty-year decision.

Sustainability sits at the centre of every Blocco25 project, not as a marketing line, but as the discipline that shapes structure, envelope, materials and mechanical systems from the first sketch. We build for the climate we're in, and for the fifty years ahead of us.

Photovoltaic pergolas, deep thermal envelopes, greywater recovery, native drought-tolerant planting and low-VOC finishes are standard, not optional. Every material is chosen for its lifecycle, sourced close where possible, engineered to age well, and specified with its disassembly and reuse already understood.

Every plan, section and 1:5 detail is drawn in-house, engineered for the UAE climate before it leaves the studio.

Travertine, oak, calacatta, bronze. Sourced directly from our Italian and regional partners, sampled, priced, approved once.

Construction

In-house build teams execute foundations, structure, MEP and finishes. No sub-contract chain between drawing and site.

Handover

Snagging, commissioning and a two-year aftercare window. A house isn't finished at handover, it's monitored.

Material Library

A short list, repeated well.

Travertine

Cross-cut Roman travertine, floors, thresholds, bathrooms. Warm underfoot, cool to the eye.

European Oak

Rift-sawn, oiled, brushed. Joinery, doors, ceilings, a single wood carried across the whole house.

Brushed Bronze

Patinated to darken with use. Handles, taps, edges, the touch surfaces that age with the building.

Calacatta & Statuario

Book-matched slabs from Carrara. Kitchens, vanities, feature walls, sparingly used.

Micro-cement & Lime

Continuous surfaces without joints, walls, showers, exterior fascias tuned to the UAE climate.

Linen & Wool

Belgian linens, undyed wools. Curtains, upholstery, bedding, natural fibres that soften the acoustics.

Fumed Walnut

Reserved for libraries, studies and kitchens where a darker register is needed against the light.

Handmade Terracotta

For loggias, terraces and pool decks, cooler than porcelain, better with age.

Aesthetics

A composed, restrained language.

We work in a narrow band of the visual spectrum, off-whites, warm stone, oak, patinated metal. Nothing shouts, and nothing goes out of date. Rooms are proportioned before they are decorated; light is treated as the primary material.

Detail decides everything. A door reveal, the shadow gap under a bench, the way a stone step returns onto a wall, these are the notes that make an interior feel resolved rather than assembled.
